Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $65 per person 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are non-refundable.
Applications may be found under the Floorplans tab of our property website, or you can stop in the office for a paper application during business hours.
Residents are responsible for paying their electric bills through Ameren, and will pay a flat rate for Water, Sewer, and trash in addition to your monthly rent.
Security deposits will vary depending on qualifying criteria. They start at $300 per apartment and can increase from there based on credit screening and rental history background.
Rent is always due on the first. A $75 late fee is assessed on the 6th of every month (even Sundays and holidays), and an additional $5 each day thereafter until rent is paid in full.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. There is a one-time, nonrefundable pet fee of $325 for one pet and $425 for two pets. Monthly pet rent is $40 for 1 pet or $50 for 2 pets. Total maximum weight for pets is 100 lbs. Breed restrictions apply, please contact the office for more details.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $2,500 plus a reimbursement of any monthly or upfront concessions received. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes, Charter Communications and AT&T are our community cable and Internet providers.
All residents are required to maintain renters insurance with at least $100,000 worth of liability coverage. We recommend using ePremium.
You are allowed to use gas grills on the property as long as they are 10 feet away from the buildings. You may not grill on balconies with any type of grill. We also provide a gas and charcoal grills on our pool deck.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Outside of business hours, you will need to contact a locksmith.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

I went to Suson Pines Apartments on the Monday before Thanksgiving to look for a place to rent, and I was able to move in the next day. Best place I've ever lived. All my neighbors are awesome I never have any problems with anyone. If u need maintenance they come that day to help with anything u need. The ladies in the office are also very helpful and have always helped me with anything I need. Very chill place. Im signing my lease again for the 3rd time cuz honestly this is the homiest place I've ever lived. Not to mention I love my apartment so much. The pool tennis court and dog park are also really awesome.

I love living at Suson Pines. All of the staff are very professional and friendly and maintenance does a great job at coming out quick if something needs to be worked on, which is not very often. The apartments are nicely sized, with lots of closet space, a large walkout patio, updated appliances, and the grounds are very pretty and relaxing. I also like the fact that they are centrally located and very close to restaurants and businesses.

Everyone has different experiences and I would never want to take away from their own experience, however mine has been great since I have moved in. The staff has been accommodating and beyond helpful when it has come to my anxieties, from little questions, and to my bigger concerns. Sam has worked with me the most, and I can not express how she made what seemed like a scary and stressful transition into something peaceful and simple. Maintenance has been good to work with.
